Corbally Road

Irish Estates is a post-war housing estate, located between a main thoroughfare from Limerick, Corbally Road, and an elbow of the Shannon. The estate is predominantly two storey semi-detached houses, though there are two single storey detached dwellings flanking the primary entrance on Corbally Road, one of which was purchased by our clients.

The client’s desire was to renovate the existing house and provide an addition, to tailor the dwelling for the needs of their growing family while taking cognisance of the site and its qualities.

The new addition is located to the side and rear of the existing house. At the rear this addition assumes the geometry of the existing house while the side extension containing the living areas takes on the geometry of the houses to the main road allowing the living area to address the garden to the side and avail of the evening sun.

The form and layout of the existing house is retained intact with some minor modification. The entrance is retained as is the spine corridor, with a new window at its extremity.  Living spaces for the most part are converted to bedrooms. Relocating the living spaces to the North of the building allows these rooms to enjoy the sun throughout the day and affords morning sun to the bedrooms.

The monopitch roof to the new living space is crafted to harmonise with the two storey semi-detached dwellings to the North. This roof falls in two directions to the rear to mimimise impact on sunlight to the rear gardens of the adjoining properties. This roof avails of the sun path to get light into the dwelling throughout the day. A mezzanine space for storage and recreational use within the house is a welcome bonus.

The simple addition to the rear contains bedroom and bathroom spaces similar in scale to the rooms in the existing house. A small office enjoys light and ventilation from a carefully positioned lightwell. The new addition is finished in a nap render finish to complement the existing in texture but with subtle difference in colour.
